FCB Appraisals has excelled for over 20 years by offering quality appraisals and exceptional customer service.

 

We have completed thousands of high caliber residential appraisals since 2003 throughout the Chicago area. Our areas of appraisal expertise include single family properties, condominiums, and 2-4 unit buildings.

 

In addition to appraisals for mortgage and lending, we also help people who need appraisals for estate purposes, divorce, bankruptcy, FSBO’s, and more.

 

We work closely with Realtors and homeowners to help establish list prices, home sellers to insure they’re getting top dollar, and home buyers to ensure that they are not overpaying for a new home. We pride ourselves of our professionalism, experience, knowledge, and integrity in order to provide the best quality appraisals for our clients.

All of our assignments comply with the Uniform Standards of Professional Appraisal Practice. Consequently, we do not accept assignments with contingencies such as:

  • The amount of the value opinion predetermined or minimum values

  • The attainment of a stipulated result

  • The occurrence of a subsequent event directly related to the appraiser's opinions and specific to the assignment results 

  • Any assignment conditions that might encourage, or result in, unethical behavior on the part of the appraisers or third parties

What is an Appraisal?

 

An appraisal is a professional appraiser’s opinion of value. The preparation of an appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience, and professional judgment of the appraiser. Appraisals may be required for any type of property, including single-family homes, apartment buildings and condominiums, office buildings, shopping centers, industrial sites, and farms.

 

The reasons for performing a real property appraisal are just as varied. They are usually required whenever real property is sold, mortgaged, taxed, insured, or developed.

 

For example, appraisals are prepared for:

• Mortgage lending purposes

• Tax assessments and appeals of assessments

• Negotiation between buyers and sellers

• Government acquisition of private property for public use

• Business mergers or dissolutions

• Lease negotiations

 

What is the Role of the Appraiser?

 

The role of the appraiser is to provide objective, impartial, and unbiased opinions about the value of real property—providing assistance to those who own, manage, sell, invest in, and/or lend money on the security of real estate. Appraisers assemble a series of facts, statistics, and other information regarding specific properties, analyze this data, and develop opinions of value. Each appraisal assignment challenges the appraiser’s ability to put analytical skills into practice, exercise sound judgment, and communicate effectively.
